If you’re like most homeowners, when it’s time to sell your home you’ll want to net the most money and sell fast, with as little disruption to your daily life as possible. While our current sellers market in Phoenix makes that a little easier for homeowners, when it comes to condition, buyers are picky and willing to wait for the right home.

Now, we all know a remodeled home will attract the most buyers and sell for a higher price than your average home. But what if you don’t have the time, money, or desire to take on a remodel? What are your options? Is it worth spending a few thousand dollars to get the home looking it’s best vs just selling as-is? In most circumstances, the answer is yes.

The idea is simple, get your home looking it’s best by improving and enhancing areas buyers focus on. Doing so will not only increase the appeal of your home in the eyes of buyers, it will shorten the time it takes to sell and net you a higher price.

Using some of these same strategies, one of our clients was able to sell his Scottsdale home for an extra $36,000 last year!

Paint 

We spoke about this in our last post on this subject but it’s worth repeating. Paint is one of the most cost-effective home improvements you can make to add value to your home. Take a look at your walls. Are they scuffed, scratched, have holes that need to be repaired, or just an off-putting color? Time to paint. We always recommend going with neutral colors for a light and bright look so buyers can envision themselves living in the home.

Declutter and Stage Furniture

This is the most common recommendation by agents to sellers, and for good reason. Buyers need to be able to see themselves in a home and if your stuff is everywhere, buyers can’t see past it. Start clearing counters and shelves and start packing items away. You’re planning to move and will have to pack it anyway so start early. Consider rearranging or removing furniture to create a better flow and show how functional each room can be. Replace Outdated Door Hardware and Light Fixtures

Nothing dates a home like seeing gold door hardware and light fixtures from the 80’s. These always grab a buyers attention and it becomes another item on the list of things they’ll need to change (and spend money to replace). Consider replacing outdated light fixtures in the kitchen, bathrooms, and hallways with modern ones that match with the color scheme of the home. Don’t forget to replace old fans and outdated or worn out door handles.

Repaint Worn Out Cabinets

Kitchens always make a big impression and today’s buyers are no different. Open, light and bright kitchen with modern finishes are at the top of today’s buyers lists. If your cabinets show their age or are worn out, consider refinishing or repainting them. A good painter can transform the look of your kitchen cabinets for as little as $50 per door and drawer. We recommend going with white is incredibly popular with buyers, as is the tuxedo – two-tone- paint scheme. Finish off the look with new door hardware.

Take a Look at The Appliances

Nothing stops buyers in their tracks like old or mismatched appliances in the kitchen. If buyers can be cooking in the kitchen on day one, and spend their money on furnishings and decor instead of buying new appliances, that may swing them from another home to your home.

Curb Appeal

Buyers start judging your home the second they pull up. Trim overgrown trees and bushes, clean up fallen leaves and consider planting some new landscaping to brighten up your yard. If you have grass, make sure it’s green, trimmed, and free of weeds. If there are bare patches in your yard, consider having new gravel delivered to fill in the yard.

Replace Linens and Bedding

If your linens are in poor condition or have dated designs, it will draw buyers attention in a negative way. Consider replacing linens with neutral colors that will make the rooms look fresh and new and will help buyers see themselves in the home. It’s a quick and easy change that will help your home appeal to more buyers.

Smart Devices

Smart homes and new tech makes a big impact on buyers; and you don’t need to spend thousands of dollars to add these new technologies to your home. Ring doorbells and Nest smart thermostats start at a couple hundred dollars a piece and offer buyers a sense of security and can help cut down on electricity costs and maximize comfort.

Take Care of Repairs and Any Deferred Maintenance

When a repair is noticeable to buyers, they start to wonder what else might be wrong with the home. Buyers know that maintenance and repairs can chew up cash quickly and are fearful of that. Some of the common repair items we see are cracked tiles, damaged fascia near the roof line, and cabinets that don’t close properly.

Also, major systems should be in working order, period. A roof leak or under performing AC is sure to send buyers looking for another home.

Eliminate Buyer Turn-Offs

The first thing that comes to mind is popcorn ceilings. We have yet to find a buyer who sees popcorn ceilings and says “I have to buy this home!” Spend a weekend or hire a handyman to remove the popcorn ceilings and other elements that will turn off buyers and negatively impact their opinion of your homes value.

Bonus Tip: Showcase Your Home with Professional Photos (After You’ve Made Improvements)

You’ve spent the time and money making all these home improvements; don’t let them go to waste with bad photos!

Over 90% of buyers start their home search online and photos are their first impression of your home. If the photos don’t showcase your home in a positive light, buyers won’t come see it. Period. We’re still amazed by how many homes are advertised using photos that are dark, blurry, crooked, or taken from an iphone.
