Let’s start with the ARMLS numbers for single-family home sales in 85254 for August 1st, 2018 compared to August 1st, 2017:

Active Listings: 164 vs 244 last year – down 32.8%
Pending Sales: 41 vs 42 last year – down 2.4%
Monthly Sales: 86 vs 65 last year – up 32.3%
Monthly Avg $/Sq. Ft.: $219 vs $206 – up 6.3%
Days on Market (monthly sales): 67 vs 90 last year – down 25.6%
Months Supply: 1.9 vs 3.8 last year – down 50%

You’ve probably heard the term “sellers market” getting thrown around a lot lately and these numbers show that’s exactly what we’re experiencing in 85254.

Thanks to a chronic low supply of homes for sale  in 85254 (down 40% compared to August 1st, 2016), the average price has increased 6.3% YoY and homes are selling 23 days faster than the same time last year. And on average, homes are selling for 98% of their asking price compared to 97.2% last year.

Clearly there’s a demand for homes in this part of Scottsdale and not enough to go around.

While that will make life more difficult for buyers as they compete for fewer homes, it’s great news for anyone considering selling. This is especially true for homes that have been remodeled or updated as they are in high demand.
